I am trying to add my own filters to the Advanced Search box. I have
followed a number of SharePoint blogs, such that I have created a
Document Property Mapping which maps to a particular column which I
have created.

I then edited the properties XML of the Advanced Search Box such that I
can filter out using the Document Property I have created. I manage to
customise the Property Restrictions view i.e. when I click on the
drop-down I DO get my Document property. However, when I actually use
this filter, no results are returned.

Anyone can enlighten me to why this could be happening?

I followed and re-checked these over and over again, so I don't think
it is a stupid mistake.

One thing which looks strange is that when I edit the Managed Property
from the Central Administration I find that "Number of items found with
this property (0)".

I had the same problem. To fix, perform a full crawl of your content
sources after setting the managed properties.
